We've been designing, building and managing property for long-term ownership and we believe it's the best way of knowing what works because you live with all your decisions. We continue to incorporate best practices into our design, construction and operations-striving to drive down costs while increasing both short and long term investment value. Secondly, we've designed what we've built. Whether it's an office building, an interior plan, or a modernization program for a hotel, we design because we believe we can deliver more value that way. Our designs are timeless. Our drawings are easily interpreted by both permitting agencies and contractors-resulting in faster turn-around times for permits and better pricing from contractors. We specify materials and designs that are easy to maintain and properly balanced between quality and cost. And then we supervise the construction through completion to make sure our client gets exactly what was intended. The results speak for themselves-faster delivery, superior execution, greater value delivered to the client.

Our recent experience includes retail, office, medical/office, research and development, warehouse, and flex space. Also of note are some of the specialty buildings we have been involved in, from FountainGrove Inn and Equus Restaurant to an award-winning environmentally "green" building for the State of California.
