I currently lease about 5,000 square feet from another landlord. We are bursting at the seams, and I’d like to be in one of your buildings, but how do I know what size space I should be looking for?
The best thing for you to do would be to come in for a complementary planning session with one of our architects. While you share with them how your current space works, how you’d really like for it to work, and what you think your needs are for the future, they can develop a space plan for you that addresses all your needs. The good news is that we frequently discover that with proper space configuration or lay-out, a tenant could actually need less space than they currently have. Our buildings are designed based on “classic” tenant space requirements, with minimal intrusion from columns or other dead space. They are very efficient buildings, which will translate to efficient space use for the tenant as well.
My company needs to grow but my lease isn’t up for another two years. What options do I have?
As a tenant in a Simons & Woodard managed building, we will do everything we can to try and accommodate your needs. We will first look at opportunities to expand your existing space by evaluating the tenancies on either side of your space. If that doesn’t present a solution, we look at other space that might be available within the building where we could move you, giving you a new lease, perhaps with a longer term to help off-set the cost of your move. If we don’t have space in that building, we’ll look within other buildings owned by the same owner or within our pool of managed buildings. So far, we’ve been very successful in keeping all of the tenants who need to grow by accommodating their growth, and conversely, we’ve been able to accommodate those who need to downsize a bit too.
If I want to become a tenant in one of the buildings you manage, do I need to hire a broker first?
This is completely at your option. We work cooperatively with all brokers, which means that if a broker brings a tenant that ultimately signs a lease with us, we pay a market rate commission to them to recognize them for their work. If you don’t already have a broker, you may choose to contact us directly and we will attempt to satisfy your space requirement in one of the buildings we manage.
My company has more space than it needs at the moment, so we’d like to try and sublease the extra space for a few years. What’s the best way to go about doing this?
We recommend that you call us first so that we can assist you with the best lay-out for sub-dividing your space. This will take into consideration space utilization, marketability and building codes. We can also give you an estimate of what your costs might be for configuring your space in a way that enables sub-dividing. We will then be happy to list the space along with our space—so if we get an inquiry for space that fits what you have, we can share this with the prospect. You might also choose to hire a broker to directly represent your space for you. We still recommend that you contact us first for the planning help, and even if you do hire a broker, let us know what you are trying to do so that we can send prospects directly to your broker if we learn of them.
What buildings does Simons & Woodard own?
Simons & Woodard doesn’t own any buildings. We are a service company doing architectural, development and management work for our clients who own buildings or property. For instance, the buildings at 70, 100, 110 and 120 Stony Point Road are owned by Stony Point East, a California Limited Partnership. Simons & Woodard has a contract with this partnership to provide all necessary services.
I read in the paper that companies are down-sizing or shutting down and that there is a lot of space available in Santa Rosa. Why haven’t rental rates come down?
Rental rates are a product of supply and demand, but that’s just part of the story. In any market such as Santa Rosa, there are sub-markets, and within each sub-market, completely different factors of supply and demand can exist. The Stony Point sub-market, for instance, where we manage several buildings, is generally a highly desirable area, therefore the demand is higher than in some other sub-markets. It’s a relatively small sub-market, so the supply is constrained. If a landlord experiences solid demand for his space, he won’t be inclined to lower rental rates.
My company has rented space, but now we’d like to own our own building. Can you help us? Yes. We have sites available for doing build-to-suit projects, or we can work with you on a site of your choice. We would work with you on your current and future needs, not only with respect to your physical requirements but also your financial and economic parameters to design something that will work for you. We can structure leases with options to purchase on buildings to be built or direct purchase upon completion. Occasionally, we have existing buildings that can also be purchased.
